The more of this you have to hand, the faster we can come back with a real estimate rather than a range:

  • The property address and the municipality
  • A description of the scope of work
  • Whether drawings exist, and who prepared them
  • Whether a permit has already been applied for, and if so its status
  • Whether there are any known open or expired permits on the property

Frequently asked questions

How quickly will I hear back?

Enquiries are answered on business days, usually the same day. If your project is time-sensitive, say so in the first message and include the address and scope, as that lets us give you a useful answer immediately rather than after a round of questions.

Do I need to have drawings before I contact you?

No. Drawings are needed before a permit can be filed, but not before a conversation. If you do not have them yet we can tell you what level of drawing your municipality will expect for the scope you are describing, which is often less, or more, than people assume.

Can you tell me whether there are open permits on a property?

Yes. A property search will show what is recorded against the address, including open and expired permits and any unpermitted work that has been flagged. This is worth doing before a purchase or a refinance rather than during it.

Do you take on small residential jobs?

Yes. A single fence, roof, pool or trade permit is normal work for us. Small permits still get refused for the same reasons large ones do, and they are often the ones that hold up a closing.
